Akshay Kumar sold two luxury apartments in Mulund West in Mumbai for a combined Rs 12.38 crore. According to property registration documents accessed by CRE Matrix, the actor bought the properties in October 2017 for close to Rs 9 crore, earning a huge investment profit over the years.The apartments are located in Oberoi Enigma, a high-end residential development by Oberoi Realty on LBS Road. Each unit measures 1,886 sq ft in carpet area and has three dedicated parking spaces, totaling up to six parking slots in two transactions.Property records show that the two apartments were acquired by Sunny Home Care Private Limited. Each residence was sold for Rs 6.19 crore, resulting in a total transaction value of Rs 12.38 crore.The buyer paid stamp duty of Rs 37.14 lakh for each apartment, which comes to Rs 74.28 lakh in total. The sale deeds were officially registered on June 30, 2026.
Investments deliver healthy returns
The registration documents reveal that Akshay Kumar bought the two apartments in October 2017 for approximately Rs 4.49 crore each. Based on the latest sale price, each property is valued at around Rs 1.70 crore, which translates to an estimated 38% increase in value in almost nine years.

This is not the first real estate transaction involving the actor in 2026. On June 2, Akshay Kumar sold two apartments in Oberoi Sky City, Borivali East, for a combined Rs 7.1 crore.The larger apartment, spanning 1,101 sq ft, is being sold for Rs 5.75 crore and includes two parking spaces. The second unit, measuring 252 sq ft, changed hands for Rs 1.35 crore with a dedicated parking space. The transactions attracted stamp duty of Rs 28.75 lakh and Rs 6.75 lakh, respectively.Both properties were purchased by Suvarna Rupeshkumar Sakpal through transactions registered on June 2, 2026.
Akshay Kumar continues to monetize Mumbai real estate
The actor continues to monetize his Mumbai property portfolio. Borivali apartments were originally acquired in November 2017 from Incline Realty Pvt Ltd for Rs 3 crore and Rs 67.55 lakh, respectively.In another transaction last year, Akshay sold two adjoining apartments in the same Borivali building for Rs 7.10 crore. They were bought for Rs 3.69 crore in 2017, the properties have reportedly generated an impressive 92% return in eight years. One of the apartments alone fetched Rs 5.75 crore, with the transaction attracting a stamp duty fee of Rs 34.50 lakh and registration fees of Rs 30,000.
